A backyard pool or a small guest home sounds simple. Then the permit office asks a question nobody can answer. Where does your property end? Is there an easement in the way? Does the ground slope enough to cause drainage problems?

A survey answers these questions before you spend money on design or building. Home survey cost changes based on your lot, your project and what your county needs to see. But skipping this almost always costs more later.

In Atlanta, backyard pools and small guest homes, often called ADUs, have become popular ways to add space and value. Getting survey information early can be the difference between a smooth permit process and a stalled one.

Why Pool and ADU Projects Need Survey Information

Pool and ADU projects need survey facts. This means knowing your exact property lines, existing structures and ground conditions. Guessing at these details is one of the top reasons a project gets stuck.

A pool needs enough space from property lines, septic systems and other buildings. An ADU needs to meet setback rules and often needs its own water and power lines. Both depend on real facts from a survey, not on what an old fence or plat map suggests.

What Can Go Wrong Without a Survey

Skipping a survey can lead to a pool built too close to a property line. It can lead to a permit rejection. It can even lead to a contractor hitting a utility line mid-dig. Each problem costs more to fix once work has started than it would have cost to catch early with a survey.

Factors That Influence Survey Costs for Residential Projects

Home survey cost depends on several things tied to your property and project. There is no single flat rate that fits every lot.

Common factors that affect cost include:

• Lot size and shape
• How much existing paperwork is available
• Whether the property has been surveyed recently
• How easy the site is to reach, including fences, slopes or thick landscaping
• Whether you need boundary lines, ground shape data or both
• Local permit rules in your county or city

A small, well-documented city lot often costs less to survey than a larger lot with unclear lines or hard access. Ask your surveyor for a price based on your exact lot and project, since costs can shift by county, property type and project size.

Why ADUs Sometimes Cost More to Survey

ADU projects often need more survey work than a simple pool job. This is because ADUs usually need setback checks, utility planning, and sometimes a full ground survey to support the foundation. A pool project may only need boundary lines and basic grading info, depending on your county’s rules.

Boundary Information Helps Plan Pool and ADU Locations

Boundary information tells you exactly where you can and cannot build. This is the starting point for both pool and ADU projects.

Setback Rules Depend on Accurate Boundaries

Most areas require a set distance between a structure and the property line. If your boundary info is wrong, even by a few feet, your pool or ADU could break setback rules. A survey confirms the real boundary so your plan fits within what is allowed.

Avoiding Conflicts With Neighbors

Backyard fences do not always sit right on the property line. A confirmed boundary survey protects you from building a pool or ADU that crosses onto a neighbor’s land. That kind of mistake can lead to a dispute or a forced redesign after work has already started.

Topographic Surveys Support Grading and Site Design

A topographic survey maps the height changes and features of your lot. For pool and ADU projects, this data supports choices about grading, drainage and the foundation.

Atlanta has plenty of sloped lots, especially in neighborhoods built into hills. A pool built without ground survey data can end up with water draining toward the house instead of away from it. An ADU built without this data can face foundation problems tied to uneven ground.

A topographic survey for these projects usually covers:

• Ground height across the planned build area
• Existing drainage paths
• Tree locations that may affect design or removal permits
• Distance from the planned structure to existing buildings

This information helps your contractor or engineer design a project that works with your lot instead of fighting it.

Early Survey Planning Helps Avoid Project Changes

Ordering a survey early in the planning process helps you avoid design changes after permits are filed or building has started. A project that starts with correct boundary and ground data moves through permits and construction with fewer surprises.

Permit rules for pools and ADUs can shift by county and city within the area. Some places need more detailed survey work than others, especially for ADUs with new utility hookups. Confirm what your specific project needs before you lock in your design.

If your timeline depends on a permit deadline or a contractor’s schedule, order your survey as early as you can. This gives your design team time to work around any boundary or grading issues the survey finds, instead of finding them after work has begun.
